Raising the Roof: How to Solve the United Kingdom's Housing Crisis
Raising the Roof addresses one of the key issues of our era - the UK's housing crisis. Housing costs in the United Kingdom are among the highest on the planet, with London virtually the most expensive major city in the world for renting or buying a home. At the core of this is one of the most centralised planning systems in the democratic world - a system that plainly doesn't work. A system that has resulted in too few houses, which are too small, which people do not like and which are in the wrong places, a system that stifles movement and breeds Nimbyism. The IEA's 2018 Richard Koch Breakthrough Prize, with a first prize of GBP50,000, sought free-market solutions to this complex and divisive problem. Here, Breakthrough Prize judge Jacob Rees-Mogg and IEA Senior Research Analyst Radomir Tylecote critique a complex system of planning and taxation that has signally failed to provide homes, preserve an attractive environment and enhance our cities. They then draw from the winning entries to the Breakthrough Prize, and previous IEA research, to put forward a series of radical and innovative measures - from releasing vast swathes of government-owned land to relaxing the suffocating grip of the green belt. Together with cutting and devolving tax, and reforms to allow cities to both densify and beautify, this would create many more homes and help restore property-owning democracy in the UK.

Race for Profit: How Banks and the Real Estate Industry Undermined Black Homeownership
Keeanga-Yamahtta Taylor offers a damning chronicle of the twilight of redlining and the introduction of conventional real estate practices into the Black urban market, uncovering a transition from racist exclusion to predatory inclusion. Widespread access to mortgages across the United States after World War II cemented homeownership as fundamental to conceptions of citizenship and belonging. African Americans had long faced racist obstacles to homeownership, but the social upheaval of the 1960s forced federal government reforms. In the 1970s, new housing policies encouraged African Americans to become homeowners, and these programs generated unprecedented real estate sales in Black urban communities. However, inclusion in the world of urban real estate was fraught with new problems. As new housing policies came into effect, the real estate industry abandoned its aversion to African Americans, especially Black women, precisely because they were more likely to fail to keep up their home payments and slip into foreclosure. Taylor narrates this dramatic transformation in housing policy, its financial ramifications, and its influence on African Americans. She reveals that federal policy transformed the urban core into a new frontier of cynical extraction disguised as investment.

Water, Life, and Profit offers a holistic analysis of the people, economies, cultural symbolism, and material culture involved in the management, production, distribution, and consumption of drinking water in the urban context of Niamey, Niger. Paying particular attention to two key groups of people who provide water to most of Niamey's residents - door-to-door water vendors, and those that sell water in one-half liter plastic bags (sachets) on the street or in small shops -, the authors offer new insights into how Niamey's water economies affect gender, ethnicity, class, and spatial structure today.

Parry's Valuation and Investment Tables
First published in 1913, Richard Parry's Valuation and Investment Tables has since become an essential tool for students and professionals in the study and practice of valuation and appraisal. That the book reached its centenary year in print and now fourteenth edition is a testament to its acclaim by the valuation and property professionals in an era of calculators and computers, and furthermore a tribute to the historical importance of Parry's original vision and continued legacy. The purpose of the book is to provide a comprehensive range of different valuation and investment tables in one volume. Although many of the tables will be used by practicing surveyors for valuation purposes, they will also be useful to accountants and others concerned with various types of investment and financial calculations. Surveyors valuing freehold or leasehold interests in property have the choice of using either (a) annually in arrear, or (b) quarterly in advance figures of years' purchase. The relevant tables for each concept are printed on different coloured edged pages for ease of reference. In practice today, calculations are required for a variety of purposes which often justify more than one approach. To allow for this, Internal Rates of Return tables have been retained. Using these tables, both growth and non-growth scenarios can be analysed for more detailed appraisal of specific freehold properties and to provide a basis for more in-depth investment advice.

The New Enclosure: The Appropriation of Public Land in Neoliberal Britain
Much has been written about Britain's trailblazing post-1970s privatization program, but the biggest privatization of them all has until now escaped scrutiny: the privatization of land. Since Margaret Thatcher took power in 1979, and hidden from the public eye, about 10 per cent of the entire British land mass, including some of its most valuable real estate, has passed from public to private hands. Forest land, defence land, health service land and above all else local authority land- for farming and school sports, for recreation and housing - has been sold off en masse. Why? How? And with what social, economic and political consequences? The New Enclosure provides the first ever study of this profoundly significant phenomenon, situating it as a centrepiece of neoliberalism in Britain and as a successor programme to the original eighteenth-century enclosures. With more public land still slated for disposal, the book identifies the stakes and asks what, if anything, can and should be done.

Affordable Housing for Smart Villages
This book initiates a fresh discussion of affordability in rural housing set in the context of the rapidly shifting balance between rural and urban populations. It conceptualises affordability in rural housing along a spectrum that is interlaced with cultural and social values integral to rural livelihoods at both personal and community level. Developed around four intersecting themes: explaining houses and housing in rural settings; exploring affordability in the context of aspirations and vulnerability; rural development agendas involving housing and communities; and construction for resilience in rural communities, the book provides an overview of some of the little understood and sometimes counter-intuitive best practices on rural affordability and affordable housing that have emerged in developing economies over the last thirty years. Drawing on practice-based evidence this book presents innovative ideas for harnessing rural potential, and empowering rural communities with added affordability and progressive development in the context of housing and improved living standards. For a student aspiring to work in rural areas in developing countries it is an introduction to and map of some key solutions around the critical area of affordable housing For the rural development professional, it provides a map of a territory they rarely see because they are absorbed in a particular rural area or project For the academic looking to expand their activities into rural areas, especially in rural housing, it provides a handy introduction to a body of knowledge serving 47% of the world's population, and how this differs from urban practice For the policy makers, it provides a map for understanding the dynamics around rural affordability, growth potential and community aspirations helping them to devise appropriate intervention programs on rural housing and development

American Bonds: How Credit Markets Shaped a Nation
How the American government has long used financial credit programs to create economic opportunities Federal housing finance policy and mortgage-backed securities have gained widespread attention in recent years because of the 2008 financial crisis, but issues of government credit have been part of American life since the nation's founding. From the 1780s, when a watershed national land credit policy was established, to the postwar foundations of our current housing finance system, American Bonds examines the evolution of securitization and federal credit programs. Sarah Quinn shows that since the Westward expansion, the U.S. government has used financial markets to manage America's complex social divides, and politicians and officials across the political spectrum have turned to land sales, home ownership, and credit to provide economic opportunity without the appearance of market intervention or direct wealth redistribution. Highly technical systems, securitization, and credit programs have been fundamental to how Americans determined what they could and should owe one another. Over time, government officials embraced credit as a political tool that allowed them to navigate an increasingly complex and fractured political system, affirming the government's role as a consequential and creative market participant. Neither intermittent nor marginal, credit programs supported the growth of powerful industries, from railroads and farms to housing and finance; have been used for disaster relief, foreign policy, and military efforts; and were promoters of amortized mortgages, lending abroad, venture capital investment, and mortgage securitization. Illuminating America's market-heavy social policies, American Bonds illustrates how political institutions became involved in the nation's lending practices.

Where does business come from? That's the question every real estate agent asks but few have a truthful answer for. In an industry constantly selling the easy button and overrun with shiny widgets, agents are pulled in multiple directions at once, each promising that if they just do this, their dreams of success and fortune will come true. In this book, you'll learn: - How to control your mindset to get more things done, even when you don't feel like it - The ideal schedule of a top-producing agent and how to focus it on what matters, profit - Why you can't rely on only one method of generating leads - How to use the proven Seven-Step Listing Process to win the listing virtually every time - How to really achieve financial freedom With all-new case studies, resources, and Q&As for the highly motivated agent, Harris Rules covers tricky topics with much-needed frankness: making a profit, why having a team isn't the golden calf, gaining multiple lead sources (that you don't have to pay for!), focusing on listings, and the fact that repetitious boredom does pay off. The State of Water: Understanding California's Most Precious Resource
Obi Kaufmann, author of the best-selling California Field Atlas, turns his artful yet analytical attention to the Golden State's single most complex and controversial resource: water. In this new book, full-color maps unravel the braided knot of California's water infrastructure and ecosystems, exposing a history of unlimited growth in spite of finite natural resources-a history that has led to its current precarious circumstances. Yet this built world depends upon the biosphere, and in The State of Water Kaufmann argues that environmental conservation and restoration efforts are necessary not only for ethical reasons but also as a matter of human survival. Offering nine perspectives to illustrate the most pressing challenges facing California's water infrastructure, from dams to species revitalization, Kaufmann reveals pragmatic yet inspiring solutions to how water in the West can continue to support agriculture, municipalities, and the environment. Interspersed throughout with trail paintings of animals that might yet survive under a caring and careful water ethic, Kaufmann shows how California can usher in a new era of responsible water conservation, and-perhaps most importantly-how we may do so together.

Real Estate in South Asia
This book provides insights into commercial and residential real estate markets in one of the world's fastest growing regions: South Asia. Despite being the growth leader of the future, South Asia is among the least integrated regions with a large need for real-estate-specific information and knowledge. Scholars and industry practitioners from a variety of backgrounds come together to provide pan-regional and country-specific insights into-amongst others-institutional, economic and real estate market characteristics, real-estate-specific legislation, real estate financing, development and urban planning practices in Bangladesh, Bhutan, India, the Maldives, Nepal, Pakistan and Sri Lanka. A particular focus of the book is on topics such as the provision of affordable housing, sustainability, innovative office concepts such as co-working and the development of real estate investment trust (REIT) markets in South Asia. This book integrates knowledge on real estate markets in and across South Asian countries by means of country profiles and case studies to provide industry professionals, policy makers and scholars with a fundamental understanding of characteristics, opportunities and challenges in the region. The book is intended for readers with interests in real estate development, finance and investment, urban planning and housing in South Asia. It is also suitable as a reference textbook for undergraduate and graduate students in programs focusing on real estate, economic development, urban planning and public policy in South Asia and other emerging countries.

Pseudo-Public Spaces in Chinese Shopping Malls: Rise, Publicness and Consequences
Shopping malls in China create a new pseudo-public urban space which is under the control of private or quasi-public power structure. As they are open for public use, mediated by the co-mingling of private property rights and public meanings of urban space, the rise, publicness and consequences of the boom in the construction of shopping malls raises major questions in spatial political economy and magnifies existing theoretical debates between the natural and conventional schools of property rights. In examining these issues this book develops a theoretical framework starting with a critique of the socio-spatial debate between two influential bodies of work represented by the work of Henri Lefebvre and David Harvey. Drawing on the framework, the book examines why pseudo-public spaces have been growing so rapidly in China since the 1980s; assesses to what degree pseudo-public spaces are public, and how they affect the publicness of Chinese cities; and explores the consequences of their rise. Findings of this book provide insights that can help to better understand Chinese urbanism and also have the potential to inform urban policy in China. This book will be of interest to academics and researchers in both Chinese studies and urban studies.

Dispossessed: How Predatory Bureaucracy Foreclosed on the American Middle Class
In the aftermath of the 2008 financial crisis, more than 14 million U.S. homeowners filed for foreclosure. Focusing on the hard-hit Sacramento Valley, Noelle Stout uncovers the predacious bureaucracy that organized the largest bank seizure of residential homes in U.S. history. Stout reveals the failure of Wall Street banks' mortgage assistance programs-backed by over $300 billion of federal funds-to deliver on the promise of relief. Unlike the programs of the Great Depression, in which the government took on the toxic mortgage debt of Americans, corporate lenders and loan servicers ultimately denied over 70 percent of homeowner applications. In the voices of bank employees and homeowners, Stout unveils how call center representatives felt about denying appeals and shares the fears of families living on the brink of eviction. Stout discloses the impacts of rising inequality on homeowners-from whites who felt their middle-class life unraveling to communities of color who experienced a more precipitous and dire decline. Trapped in a Kafkaesque maze of mortgage assistance, borrowers began to view debt refusal as a moral response to lenders, as seemingly mundane bureaucratic dramas came to redefine the meaning of debt and dispossession.
